Appraisal → An expert’s report that estimates the market value of the home. Your lender uses this to decide how much they’re willing to lend.

Contingencies → Conditions built into the contract (like home inspections or financing approvals) that must be met by certain deadlines to keep the deal moving forward.

Closing Costs → The various fees and payments you’ll need to cover at closing, including taxes, title insurance, and legal fees. These usually add up to 2–5% of the home’s purchase price.

Down Payment → The upfront amount you pay toward the home, often ranging from 3.5–20% depending on your loan type — and yes, some programs allow as little as 0% down!

Escalation Clause → An optional add-on in your offer that says you’re willing to increase your bid (up to a set limit) if competing offers come in.
